Howdy Friends!

The moment I start talking, it’s obvious I am Texas born and raised. I grew up in Amarillo and attended West Texas A & M University where I met my college sweetheart and later husband. We moved to North Texas 17 years ago where we raised three sons and formed a close network of friends and family.

After obtaining my real estate license, I quickly developed a passion for the growth and development of Dallas Fort Worth and its surrounding communities. I love being the welcoming committee for new residents to DFW and Texas and showing them the heart and beauty of the Lonestar State.

For over ten years now, I’ve developed and crafted an approach to real estate and people that defines what my team at 6th Avenue Homes is all about! Starting my real estate career with REMAX in 2012, to managing the Lonestar Real Estate Group for five years, and now to being the Brokerage Manager for 6th Ave Homes in Parker County, each experience has provided growth, knowledge, and confidence as a leader in the profession. We love our communities; we love our families, and we love helping others! I want everyone to experience what we have to offer and then tell us how we can be even better!

As a mother of 3 boys, I know how busy life can be and especially when trying to balance everything in the midst of buying or selling a home…but that’s why we’re here. To help guide, advise and listen to every step, no matter big or small! We want everyone to feel at home!

People Matter | stories MAtter

I wanted to share a huge win that my clients and I had. We listed their beautiful home over an acre on the market. We quickly received a full price offer.

The buyer did an inspection and wow! We got a $17,000 repair amendment and estimate for repairs.

My seller and I went right to work. We went through each item on the inspection . We were able to debunk and prove the maintenance of this home through warranties, services and maintenance receipts, upgrades and repair documents.

The seller was able to reduce repair costs from $17,000 to zero. What an amazing feeling. Almost $20,000 more in their pocket.

Naturally, my light bulb went off and now we are working on a system for organizing your home maintenance history to share with our past and future clients.

If you plan to sell now or ten years from now, you will have a valuable tool to help us sell your home for top dollar and not to mention a wonderful gift to give a buyer.

FAQs

How do I get started?

The best place to start is by having a consultation with a real estate professional and coming up with a game plan. Many times my clients will reach out 3-12 months before making a real estate decision to come up with a plan. This is a free consultation where we talk about what the most strategic real estate move for you could be.

Is now the right time to buy / sell?

The answer is, it depends. It depends what your needs are. Questions like, how long will you stay in the house? if you sell where will you going to go? How much equity do you have in the property? Generally speaking, we all know that the market goes up and down, but generally an upward trend. I think most importantly, it’s not timing the market correctly, but rather, how much time you have in the market that matters. I’ve seen many people sit on the sidelines waiting for the perfect timing

Do I need a 20% down payment to buy my first home?

Absolutely not! Most first time home buyers use a FHA loan requiring 3.5% down payment. Even certain areas of DFW qualify for a 0% down payment USDA loan.

How long does the process take?

When buying, my clients normally view homes for between 2-4 weeks before going under contract and closing & possession 30-45 days later. I normally recommend people giving themselves 70-90 days for the entire process.

When selling, I recommend having a consultation earlier, rather than later. This will give us time to run reports to correctly estimate how long it will take before your home sells in the current market. Each neighborhood is a different market resulting in a different timeline to sell your home
